The Restoration Study includes the following stages:
- Building Permit Review: This stage involves assessing the necessary approvals from public authorities before issuing the permit. It also includes defining permissible intervention limits and establishing specifications based on the listed building’s classification, as well as determining the need for a certificate of legal boundary for the property.
- Definition of Building Specifications: This involves creating flow diagrams and potential layouts for primary and auxiliary residential spaces based on modern specifications and needs.
- Architectural Survey and Condition Assessment: Detailed documentation of the building’s condition, including photographic evidence. The surroundings of the building are also evaluated for accessibility based on the functional needs defined in the architectural and functional program.
- Architectural, Structural, and MEP Restoration Studies: Final studies for the restoration of the building, including architectural, structural, and mechanical-electrical-plumbing (MEP) aspects.
- Required Approvals: Securing approvals from relevant services (e.g., heritage preservation authorities, archaeological services, and architectural councils) through the submission and monitoring of the application dossier.
- Issuance of Restoration Permit: Obtaining the building permit for restoration from the relevant building authority, including the submission of all necessary final studies.
Before construction begins on the restoration of a listed building, a Detailed Study is conducted. This study involves a comprehensive examination of all plans and their integration. Detailed construction drawings are produced, specifying exact materials, installation methods, equipment, and more. During this phase, the project is segmented into construction stages, contractors are selected, and a budget is established to allocate costs appropriately across the different phases of the project.

Project Management Services: This option is ideal for owners who wish to take an active role in the project. They are directly involved in team selection and payment management. Specifically, the owner’s responsibilities include: a) Collaborating with the project manager to choose contractors and partners b) Handling payments to suppliers and contractors directly, without intermediaries. c) Setting the work schedule based on current cash flow and investment capacity.
Full Contract: In this approach, we take on complete responsibility for the execution and construction of the project under a fixed, agreed-upon fee. We deliver the project “turnkey,” ensuring completion within the agreed schedule and budget.
In both scenarios, the owner receives regular updates from the project manager through detailed weekly reports on the project’s progress and status.
