Study for the Renovation and Modernization of a 3-Star Hotel into a 3-Star Boutique Hotel

The Hellenic Chamber of Hotels introduced the “Boutique Hotel” label to develop and promote small hotels in Greece by offering innovative services and showcasing Greek hospitality.
Hotels rated three stars and above, with a maximum of 60 rooms, are eligible for the “Boutique Hotel” designation if they offer distinctive design and exceptional amenities. The intimate size of these establishments allows guests to quickly feel at home and immerse themselves in a personalized hospitality experience. The goal is to deliver a memorable stay, rich in unique experiences, while enabling hoteliers to distinguish themselves from the competition and enhance their brand’s appeal.

In 2017, our company undertook the renovation and transformation of Parian Hotel into a 3-star Boutique Hotel, a high-standard project with which we continue to collaborate to this day.

The hotel “Parian Boutique Hotel” has been officially certified as a “BOUTIQUE HOTEL” by the Hellenic Chamber of Hotels. Located in Naoussa, Paros, it is built according to traditional Cycladic architecture, offering its guests all modern comforts. The design features contemporary aesthetics, complemented by traditional elements that preserve and highlight the island’s unique character.

The interior design was based on a specific concept inspired by natural materials and elements [sea – pebbles – nature – light]. The equipment and interior decoration followed minimal design principles, combined with a Mediterranean style.
The design concept encompasses both architectural and interior design (Interior Design). Architects, designers, and hoteliers work together to create a unique narrative that forms the branding of the property and shapes the guest experience.

During the initial study phase, our architects refine the design concept in alignment with the property’s branding, striving to craft an architectural narrative that harmoniously integrates with both the natural and built environments. This approach ensures a cohesive and unique spatial experience for guests. The interior design, adhering to the latest global trends, plays a crucial role in visually manifesting the hotel’s concept. A well-designed canvas can effectively communicate the ambiance of the space to prospective guests, often playing a decisive role in their choice of accommodation.

Testimonial by Mr. Yiannis Kontaratos, owner of the Parian Boutique Hotel, sharing his experience working with us on the hotel’s renovation:

‘’The upgrade allowed us to increase the room rates by an average of 60% in 2018, and improve the hotel’s annual occupancy by 25%.
Our collaboration with MORPHÓ for the architectural study and renovation of Parian Boutique Hotel was impeccable. Following our initial meetings, site surveys, and discussions, they swiftly presented a draft design that not only aligned closely with our vision but was also highly practical. Throughout the project, we received unwavering support and guidance from their team, effectively addressing and resolving any issues that arose. All agreed-upon timelines were adhered to, and the final outcome perfectly matched our expectations and their design. The Parian Boutique Hotel reopened in the summer of 2018, fully renovated, and the immediate positive impact of the renovation exceeded our expectations. Our objective was to recoup the investment within four years and achieve a revenue increase of 40-50% in the first year. Remarkably, by the end of 2018, we saw a revenue increase of 104%! This outstanding result has filled us with optimism for the future, leaving us refreshed and ready to tackle the growing competition.

We are deeply grateful to MORPHÓ for their invaluable contribution and excellent collaboration. We wholeheartedly recommend their services—they have truly become our friends!’’
