Before construction, the following studies outline the project:

  • Concept Design The Concept Design includes architectural design and interior decoration. Architects, designers, and investors create a unique narrative that will form the property’s brand identity and shape the guest experience. In the initial stage of the study, architects expand the design concept related to the property’s brand to create an architectural “scenario” that integrates seamlessly with the physical and built environment, offering a complete and unique spatial experience for the visitor.
  • Architectural Preliminary Study At this stage, architectural drawings are created (floor plans, elevations, sections). You receive an architectural proposal for the design of the interior and exterior spaces of your property, aiming for innovative design and a cohesive, functional, and high-quality outcome.


  • Interior Design The interior design of a property plays a crucial role in shaping the guest experience. This phase involves a dynamic and interactive process between design specialists and investors. Once the budget is established, the design team works meticulously within these financial parameters to ensure that the property’s identity is seamlessly integrated into the interior spaces, offering exceptional design solutions.Using photorealistic renderings, the investor can visualize the final result before implementation, while receiving a comprehensive list detailing the quality and costs of materials and fixed equipment. The interior design process embraces the latest international trends, effectively translating the hospitality concept into a vibrant and engaging environment.


  • Review of Building Permit or Small-Scale Permit for Work Approval as Required A review of the Building Permit will be undertaken in cases where diagrams or architectural studies are modified, other studies are significantly changed, or approvals from other authorities are required.

A Small-Scale Permit for work approval is required in cases such as:

  • Interior alterations, provided they do not affect the building’s load-bearing elements.
  • Construction of green roofs and planted surfaces.
  • Installation of external thermal insulation or passive solar systems on external facades.
  • Maintenance and repair of roofs using scaffolding.
  • Ventilation ducts and other installations.
  • External painting works or replacement of railings or repair of plasterwork or facades using scaffolding.
  • Construction of a pergola with an area over fifty (50) square meters in uncovered spaces, forecourts, or ground-floor terraces.
  • Installation of an uncovered water tank or pool with a maximum area of fifty (50) square meters.

**In compliance with the regulations in effect at the time of permit issuance.

Once all studies are completed, the project budget, construction schedule, and task specifications are developed.
