The architectural team at MORPHÓ, by examining the nature of each project and respecting the needs and desires of the owners, manages the complete architectural design, final studies for building permits, and the construction of the residence “turnkey.” We ensure that the outcome not only boasts high aesthetic value but also meets all needs of its users.
The first stage of the project involves an essential assessment of the plot by a civil engineer. This assessment addresses the plot’s suitability and buildability based on the current urban planning regulations for the location where the project will be developed.
Next, we proceed to the Preliminary Architectural Design, where the architectural team, in collaboration with the owner, defines the functions of the residence. Starting with initial drafts (floor plans, elevations, sections), these are presented to the owner, and then we create 3D visualizations of the interior and exterior spaces.
Once the preliminary architectural design is complete, we prepare the final studies required for obtaining a building permit, aiming to secure official authorization for the commencement of construction.
The Interior Design study begins after we have submitted the final permit studies to the relevant Urban Planning Authority. We then select materials, colors, and furniture that align with your aesthetic preferences. Additionally, we provide detailed construction drawings for all custom installations that we recommend.
It is crucial to conduct an Implementation Study before construction begins.
The Implementation Study involves a thorough examination of all studies and their integration. Detailed construction drawings are produced, specifying exact materials, methods of installation or assembly, equipment, etc. At this stage, the project is divided into construction phases, contractors are selected, and a budget is prepared to manage costs across the various stages of the project.
At MORPHÓ, we handle residential construction either through Project Management or as a full Contracting service.
Project Management is suited for investors who want to be directly involved in the project, actively participating in the selection of contractors and managing payments. In this model, the investor’s responsibilities include: a) Selecting contractors in collaboration with the project manager b) Direct payment to suppliers and contractors without intermediaries c) Determining the course of work based on current cash flow and banking capacity.
At MORPHÓ, we undertake: a) Finding contractors for project execution b) Performing preliminary measurements and assessments of materials and labor c) Certifying subcontractor work d) Preparing the project timeline e) Preparing the project budget f) Overseeing work, ensuring compliance with protocols and safety measures.
Full Contracting involves the complete execution and construction of the property with a fixed agreed-upon fee. We deliver the property “turnkey” within the agreed timeline and budget!
In both cases, the investor receives detailed weekly reports on the progress and status of the project from the assigned project manager.
