Constructing a non-primary tourist accommodation, such as rental rooms, furnished apartments, or residential complexes from scratch, is a demanding and time-consuming process. It requires the collaboration of various engineering specialties for the design, permitting, and construction of the property.
A crucial first step is conducting a site assessment by an engineer to evaluate the plot’s buildability and compliance with urban planning regulations specific to the project’s location.
In partnership with the architect, the investor must determine the accommodation’s classification, such as the number of keys (for rental rooms or furnished apartments), and identify the necessary criteria to obtain operational approval from the Greek National Tourism Organization .
Subsequently, the investor will collaborate with the engineering team to develop the property’s concept and branding.
During the initial architectural pre-study, the architectural team works closely with the investor to define the accommodation’s functions and overall vision. The architect conducts a thorough site inspection, assessing the views, unique characteristics of the location, and the area’s historical and architectural context, while ensuring compliance with building regulations.
Upon completion of the pre-study, the next phase involves preparing the final architectural plans required to obtain the building permit, which grants official approval for construction to commence.
Interior design planning begins once the final permit documentation is submitted to the appropriate building authority. This stage brings the property’s overarching concept to life, shaping the guest experience and aligning it with the target market.
Before construction begins, it is essential to conduct a Detailed Implementation Study.
This comprehensive study ensures all design elements are fully coordinated, producing detailed construction drawings that specify materials, installation methods, equipment, and more. At this stage, the project is segmented into construction phases, contractors are selected, and a budget is prepared, ensuring that costs are allocated in line with the investor’s financial capacity across each phase.
At MORPHÓ, we offer two approaches to managing accommodation construction: Project Management services or full contracting.
Project Management is suited for investors who wish to remain actively involved in the process, taking on a hands-on role in contractor selection and payment management.
The investor’s responsibilities under this model include:
- Selecting contractors in collaboration with the project manager.
- Paying suppliers and contractors directly, without intermediaries.
- Managing project progress based on available cash flow and investment capacity.
At MORPHÓ, we manage the following aspects of the project:
- Identifying and securing the necessary contractors for execution.
- Conducting thorough material and labor assessments.
- Certifying the quality of construction work.
- Drafting a detailed project timeline.
- Preparing a comprehensive project budget.
- Supervising the work to ensure compliance with safety protocols and standards.
In the second approach, Full Contracting involves the complete management and execution of the hotel construction for a pre-agreed, fixed fee. We handle the entire process and deliver the hotel “turnkey,” adhering strictly to the timeline and budget.
In both scenarios, the investor receives detailed weekly reports from the designated project manager, outlining the work completed and providing an overall status update on the project’s progress.
MORPHÓ’s architectural and construction firm is comprised of highly skilled engineers across all specialties, dedicated to understanding your unique requirements and delivering comprehensive services throughout every phase of the project. We prioritize transparency and precision, ensuring that all contracts are clearly defined, outlining detailed terms, timelines, potential delays, and specific compensation arrangements to guarantee a seamless and professional collaboration.
