The investor, in consultation with the architect, must decide on the hotel’s star rating and the criteria necessary to obtain an operating permit from the Greek National Tourism Organization (EOT).
Following this, the investor, in conjunction with the engineering team, must define the hotel’s Concept and Branding. These elements will then guide and inspire the architectural design process, ensuring that the project reflects the intended identity and objectives.
During the architectural pre-design phase, the architectural team, in collaboration with the investor, will determine the hotel’s functions and scenario. The architect conducts a site visit, explores the views and qualities of the location, studies the history and architecture of the surrounding area, and examines the building regulations.
Once the architectural pre-design is complete, we proceed to finalize the architectural plans for obtaining the building permit, which is essential for starting the hotel’s construction.
The Interior Design study will commence once the final permit drawings have been submitted to the relevant Urban Planning Authority (ΥΔΟΜ). This study will embody the overall philosophy of the accommodation.
A critical phase before construction is the Implementation Study
During the Implementation Study, all designs and their integration are meticulously reviewed. Detailed research is conducted, and comprehensive plans are developed, specifying precise materials, installation methods, and equipment. This stage involves dividing the project into distinct construction phases, selecting contractors, and preparing a detailed budget to allocate costs across the various stages of the project.
